In September 2026, homes in Peterborough City & County took an average of 46 days to sell, according to the Central Lakes Association of REALTORS®. After an offer is accepted, closing usually adds another 30 to 90 days, so most sellers should plan on roughly two to four months from listing to moving day.
What the current market looks like
Peterborough is giving buyers plenty of choice right now. In September, CLAR reported 149 sales, 455 new listings and 874 active listings across Peterborough City & County, with an average selling price of $658,581. That works out to about three new listings for every home that sold. At that pace of sales, the homes on the market would take close to six months to sell (our own rough math, not an official figure).
In a market like this, buyers have time to compare. Well-priced, well-presented homes still sell steadily, while homes that miss on price tend to sit.
The timeline, step by step
- Getting ready (1 to 3 weeks): pricing, small repairs, decluttering or staging, photos.
- On the market (about 46 days on average): showings, open houses and offers. Some homes sell in days, others take longer.
- Conditions (often 5 to 10 business days): buyers commonly make offers conditional on financing and a home inspection.
- Closing (usually 30 to 90 days): the closing date is negotiated in the offer, so it can be shorter or longer to suit both sides.
What makes a home sell faster
- Price it right from day one. The first two weeks bring the most attention. An overpriced home often ends up selling for less after reductions.
- Presentation. Clean, bright, well-photographed homes get more showings.
- Location and type. Family homes in popular neighbourhoods tend to move faster than unique, rural or waterfront properties, which have fewer buyers.
- Flexibility. Easy showings and a flexible closing date help.
Frequently asked
Is spring a better time to sell in Peterborough?
Spring usually brings more buyers, but also more competition from other listings. The right time depends on your home and your plans. We can show you how similar homes have sold at different times of year.
Why do some homes sit longer than average?
Usually price, condition or a smaller pool of buyers for that type of property. An average is just a midpoint, so some homes sell much faster and others take longer.
